Free 3-Part Loan Readiness Workshop Series in Monterey Park: How to Prepare Your Business for Financing

Needing money to grow a business and having a financeable project are two very different things. Many small business owners in Los Angeles County hit a wall when applying for financing—not because their business concept is weak, but because they have never been shown what a clean loan package looks like.


To help local entrepreneurs bridge that gap, Chinatown Service Center (CSC) is hosting a free, three-part Loan Readiness Cohort on three consecutive Fridays: October 16, October 23, and October 30, 2026, from 10:30 AM to 2:00 PM at the Monterey Park Bruggemeyer Library.


The workshop series is completely free, delivered bilingually in English and Mandarin, and includes a light lunch at each session. Most importantly: participation does not require you to apply for a loan, and no lenders will collect private financial records or sell financing products during the sessions.

What Does It Mean to Be "Loan-Ready"? 


Needing capital to keep the lights on is stressful; having a financeable project ready for expansion is a completely different position. True loan readiness means turning an idea into a clear, measurable investment that pays for itself. 

Lenders aren't looking for perfection, but they do need to see that your business won't be overwhelmed by an extra monthly bill. Being loan-ready comes down to replacing guesswork with clarity:


  • From "as much cash as possible" to an itemized shopping list: Showing quotes for the exact fryer line, floor scrubber, or diagnostic scanner required to take on higher-paying clients.

  • From "I hope sales grow" to realistic margin math: Proving that the new equipment generates enough daily ticket volume or contract revenue to cover its own payment with room to spare.

  • From mixed personal spending to organized records: Establishing separate business checking records and a verified credit profile so an underwriter can see your real operating performance.


Borrowing becomes dangerous when treated as an emergency cushion to cover ongoing shortfalls. Financing works best when it is targeted toward a specific, priced-out goal—filling the exact gap between the savings you have already set aside, any grants you have secured, and the actual cost of the equipment or supplies you need to grow. Instead of borrowing a round number to see what happens, you are funding a defined step in your business plan.


This workshop is designed to help you run those numbers before you ever sit down with a loan officer.


3-Week Curriculum: How the Sessions Build on Each Other

While drop-ins are welcome for individual topics, attending all three sessions is strongly encouraged. Each workshop builds directly on the previous week's material so that by the third Friday, you understand how every piece connects to form a complete loan package.

 

──▶  Week 1: Improve Your Credit Score & Write a Business Plan

  • Date: Friday, October 16, 2026 | 10:30 AM – 2:00 PM

  • What We’ll Cover: How credit scores work from an underwriter’s perspective, how to pull your personal credit report, and how to spot and dispute inaccuracies. In the afternoon, we will translate your business concept into a concise, practical business plan that explains who your customers are, what you charge, and what you project to earn.

  • Hands-On Activity: Interactive credit-pull and error-correction worksheet, followed by a guided business plan exercise.


──▶  Week 2: Calculate Key Financial Ratios & Intro to Budgeting

  • Date: Friday, October 23, 2026 | 10:30 AM – 2:00 PM

  • What We’ll Cover: An introduction to day-to-day cash flow management and budgeting. We demystify the financial metrics lenders calculate behind the scenes, showing you how to verify whether your monthly revenues can comfortably cover a loan payment without straining payroll or inventory purchases.

  • Hands-On Activity: Working through real-world ratio calculations and building a starter cash-flow budget.


──▶  Week 3: Basics of Legal Documents & Assembling a Loan Package 

  • Date: Friday, October 30, 2026 | 10:30 AM – 2:00 PM

  • What We’ll Cover: How to read and evaluate commercial lease agreements, supplier contracts, and entity paperwork so you avoid costly commitments. Then, we bring everything together: taking your credit profile, budget, business plan, and vendor quotes to build a professional, lender-ready loan package.

  • Hands-On Activity: Reviewing sample lease clauses and completing a practical "Use of Funds" worksheet that details precisely what you need to borrow and why.


Who Can Attend? 

  • Aspiring Entrepreneurs & Startups: You do not need to have an active business yet. If you are exploring an idea or preparing to launch, this series helps you start with clean financial habits before you take on legal or capital commitments.

  • Current Microbusiness Owners: Independent operators—such as mobile food vendors, nail technicians, auto detailing shops, and commercial cleaners—looking to expand equipment or build working capital.

  • Bilingual Community Members: All materials and presentations are structured for both English and Mandarin speakers.


What This Cohort Is NOT 

  • Not a Sales Pitch: CSC Lending is a mission-driven, non-profit community lender. This cohort is an educational initiative through the CSC Small Business Program. No lending officers will pressure attendees to apply for financing.
